1. What type of foundation will my shed or studio set on once it is installed?
The standard foundation for all structures is a 2x6 treated lumber floor joist panel that rest on 4x4 treated lumber skids. The skids are set on concrete patio stones that are leveled at the build site and anchored to the ground. The cost of this type of foundation is figured into the price of the building. Sites that make this type of foundation unworkable because of unevenness in the terrain will require an alternate foundation system. A KRS team member will work with you to determine if your site will require something other than the standard foundation.
2. What type of foundation does a structure with plumbing have?
The foundation required for structures with plumbing will vary depending on the site of the building. In areas where local municipal inspections are not required, the standard foundation described above will often work very well and is available at no additional cost. In areas where inspections are required, the foundation will either need to be a “concrete slab” foundation or a “pier and beam” foundation. KRS can arrange for the particular type of foundation your structure will need and can give you an estimate on the extra cost of the foundation your building will require.
3. What if I want my structure on a concrete slab or a pier and beam foundation?
All buildings can be put on a slab or a pier and beam foundation and these options can be arranged by KRS. These types of foundations are an additional charge that vary based on size and site. A KRS team member can get you an estimate of your desired foundation system usually within a day of the request.
FAQ’s Building Standards, Methods and Materials
1. Exactly how does the panelized building method work that Kanga Room Systems uses?
The floor system, wall system and roof system all come in panels that are no bigger than 4x8. This is designed so that one or two people can handle the panel. The floor panels are set on level beams where the 1 1/8’’ plywood is attached. The wall panels are then erected using screws OR a nail gun. Then the supplied beams (the size and number of beams varies depending on the model) are erected on the walls. The roof panels are then attached to the beams. The roof covering is then applied.
2. How hard is it to assemble a Kanga Room Systems Kit and how long does it take?
All parts of the kit are designed to make installation as efficient as possible. A skilled construction crew can assemble our basic studio or shed kits in three days or less in most instances. The kit DOES require a moderate level of construction skill and knowledge of the use of the proper tools. If you have never done any building before or do not consider yourself mechanically inclined then handling the install yourself is not recommended.
However, if you do have some basic construction skills and feel comfortable with the tools required then installing the kit should be very manageable. All kits come with a detailed set of instructions as well as phone support from our design experts here at Kanga Room Systems. (NOTE: The most important factor as to the ease of the installation is having a level foundation. You may consider having a local contractor install your foundation system and then take it from there).
3. What type of tools are required for the installation?
The kits can be installed using a shovel, level, hammer, circular saw and power drill. A pneumatic finishing nailer and framing gun make for a quicker and easier install.
4. What areas do you do installations?
Kanga Room Systems personally handles installations within 100 miles of the Austin, DFW Metroplex, San Antonio, Corpus Christi, Houston, Waco, Abilene and Tyler areas. We also have preferred installers in many other locations and can help the customer arrange installation in most areas of the continental U.S. Some additional fees may be incurred outside our preferred installer network.
5. How much is shipping?
Shipping varies upon the location of the build site. In some instances there is no additional shipping charge if you are paying for installation. Ask your KRS sales person for a shipping quote.
6. Do the structures meet my local building codes?
Due to the nature of the panelized system Kanga Room Systems uses, there is actually MORE lumber than in a typical wood framed house. The structure’s wall and roof systems meet residential framing standards in most areas.
While the foundation system that comes standard on the buildings provides excellent support and stability it does not meet most residential standards because it is considered a temporary foundation. In cases where code inspections are required a concrete slab or pier and beam foundation will be required.
How do I know if there are any ordinances against building a shed or studio on my property?
In many cases Kanga Room Systems is aware of the CITY restrictions in certain areas so the first step is to ask your Kanga Team member. If KRS is not familiar with your codes, we will assist you in finding out what restrictions exist.
It is the customer’s responsibility to adhere to any Home Owner Association (HOA) restrictions that may exist in their neighborhood.
7. How will I know if my building will require a building permit and inspections?
In most areas, buildings that are 120sq ft or less (it is 200 sq ft in the City of Austin) the building is considered an accessory structure and a building permit or inspection is not required.
If the building is being wired or plumbed and is inside the city limits then generally an electrical and plumbing inspection would be required.
FAQ’s about studios with plumbing
Is the wiring of the studio figured into the price?
No. The cost of the electrical work will vary depending on the location of the build site. If it is inside city limits then the work will have to be done by a licensed electrician with the appropriate inspections and permits. The cost is usually around $1,000 if handled by KRS.
Is the cost of hooking up the plumbing fixtures included in the price of the studio?
No. The price listed does not include the necessary parts or labor to tie the plumbing fixtures into the main supply or sewer line. Estimated cost of doing this will vary depending on the location of the building but should fall somewhere between $1500 and $2500.
Do I have to arrange for my own electrician and plumber?
No. KRS can arrange for all necessary plumbing and electrical services required for your building. The cost will vary depending on the build site.
How long do the studios with plumbing take to erect?
When inside city limits the time to complete the project depends on how long it takes to issue permits and the inspection process. When no permits or inspections are required the process is usually one to two weeks.
How do I know if I can build a studio with plumbing on my property.
When the build site is inside city limits KRS will check your local zoning ordinances to see what stipulations might hinder the feasibility of the project. In many areas the answers to these questions have been worked out.
Who pulls necessary permits and oversees necessary inspections.
Your KRS installation expert will handle all required permits and inspections and oversee your project to its completion.
In the city of Austin, buildings under 15’ tall and less than 200 sq ft are considered accessory building structures and do not require a site plan, permit, or inspection.
Electrical or plumbing work done inside city limits does require a permit and inspection and should be done by a licensed professional. A KRS installation expert can arrange for such work.
The cost of electrical or plumbing work is not reflected in the listed price of the structure. Contact your KRS sales associate for an estimate in your area.
