Modern Dwellings

Kanga Modern Dwellings are designed for locations that will require a full on-site building inspection of the structure. These areas are generally located inside city limits, but there are some locations within certain city limits and towns where a full on-site inspection may not be required. Modern Dwellings are a contemporary and stylish choice for an office, guest house or studio.

Pricing

Pricing for a Modern Dwelling building is dependent on the chosen features, including flooring type, number of windows, decks and porches. Next to each plan, you will see a price range for the Modern Dwelling, which tends to be higher due to the many factors involved when building in a city and the inspection process with significantly more on-site build time.

Features

Modern Dwellings are available as shell kits, installed shells (Texas only) and turnkey buildings (Texas only).

Shell kits consist of the exterior materials for the building. After local installation, the Kanga Dwelling shell kit will look complete from the outside. On the inside, it will only have the pine tongue-and-groove ceiling cover, exposed studs and interior wall framing.

Installed shells are essentially the shell kit installed by Kanga Room Systems in Texas. Turnkey buildings are move-in ready homes that are completely finished — inside and out — with electrical, plumbing and fixtures. Please note that Kanga Rooms does not provide kitchen appliances.

All turnkey buildings come with:

  • Pier and beam foundation

  • Interior and exterior wall framing, per plan

  • Exterior doors, per plan

  • Steel transom window frame with single-pane glass

  • Windows, a la carte (except for triple windows where specified)

  • Fiber cement lap siding

Kit Information

Modern Dwelling kits are available for DIYers in Texas and most other states (some limitations apply). Most of our kit customers choose to have local contractors assemble their Kanga Dwelling.

All kits include pre-framed walls, panelized roof material (Galvalume metal roof cover, flashing and insulation, rafters, decking), our standard pine tongue-and-groove ceiling cover, lap siding, house wrap, optional interior wall framing for bedroom and closets, bathroom and windows and doors to your specifications. With the exception of the siding, everything in the Dwelling kit is pre-cut, panelized and ready for a quick on-site installation.

Due to the stick-built nature of our prefabbed product, all plumbing, electrical wiring and painting must be completed on site by you or your contractor. We’re able to send the majority of the material for the buildings (i.e., skid/pier and beam foundation platform, decking, wall cover, flooring, light fixtures, bathroom vanities, HVAC wall unit, etc.), but it’s usually more cost effective for you to buy those materials locally. Please note that we do not typically send deck or foundation material with the kits. It is much more time- and cost-efficient for you to complete your deck or foundation while your kit is being prepared for shipping.
